A concise report suitable for conventional
houses, flats, bungalows, etc., in apparently reasonable condition.
Compact economy package in fixed RICS format.
Focuses on matters which the Surveyor judges
to be urgent or significant. Matters assessed as not urgent or
not significant are outside the scope of this Report.
Main objective is to assist the prospective homebuyer
to:
• Make a reasoned and informed
judgement on whether or not to proceed with the purchase.
• Assess whether the agreed purchase
price is reasonable.
• Be clear as to what decisions
and actions should be taken before contracts are exchanged.

and subsidence in their various forms.

rot, dry rot, woodworm infestation etc.

of materials including pointing etc. Head and shoulders inspection
of the roof space where possible.

of windows, external and internal doors including architraves,

• Ceilings … condition
of materials.
• Floors … condition
and fixing of materials, unevenness, major defects.
• Internal
Walls and Partitions … condition
of materials, door openings, tiling etc.
• Fireplaces
etc … brief
comment on condition. No inspection of flues.
• Electricity,
Gas, Water, Heating and Drainage … comments
on specification, history of servicing & testing. No specialist
tests undertaken except by prior agreement.
• The
Site … brief comments on condition
of garden, garage, outbuildings, boundaries etc.
• Regulations,
Guarantees and Other Legal Matters … possible
breaches of Planning Permission, Building and Fire Regulations,
N.H.B.C. Guarantee and Guarantees in respect of double glazing,
appliances etc. Rights of way, Easements, Listed Buildings
etc.
The Report includes a Market Value and
Value for fire insurance re-instatement purposes.
