
SCHEDULE OF CONDITION
• Prepared
principally on commercial properties. • Prepared
on behalf of either the Landlord or Tenant to
provide protection against breaches of repairing
covenants. • Provides description of each part of the building
and notes their condition and all defects. • Fixtures and fittings
examined and recommendations made for testing
of services. • Breaches of covenants identified. • Report
includes external and internal
photographs.
MORTGAGE VALUATION
• A basic, short Report prepared
primarily for the Lender. • Briefly lists major defects that
affect the security of the loan. • May not answer questions
that concern your personal interests. • Includes a Market Value
and Value for fire insurance re-instatement
purposes.
PROBATE VALUATION
• Similar in format, length and cost to a Mortgage
Valuation. • Valuation is based as at the Date
of Death of the deceased.
INSURANCE VALUATION
• Based on
figures in the RICS Building Cost Information Service.
• Takes
into account size, age and style of property.
• Reflects
movement in the basic cost of labour and materials.
• Takes
into account regional price differentials within
the U.K. and also inflation.
COMPULSORY PURCHASE AND COMPENSATION
• Free service available when properties are
either being compulsorily acquired or are located in an area where
purchase
by agreement is taking
place.
• You are entitled
to professional advice and our fees for conducting negotiations
are paid by the acquiring Authority.
